Writing your advertisement - Get Noticed!
Before you even start, have a good think about the style of your property and who it would suit best, ie: professional couple, investors, family, first home buyers etc. This is your target market.
Start with a catchy title that best describes your property – something that will potentially interest your target market. Examples could be:
- Quality Family Home
- Fantastic Investment or First home
- Move in and Relax
- The Complete Package
- A Rare Opportunity
For ideas you can always look at your local paper to help you get an idea for what sounds good.
There is no limit to the amount of text you can include in your advertisement, however when writing your property description it is important to remember that buyers are looking at many, many advertisements, so make sure you get to the point!
Definitely mention all the great features of your property, in a professional and inviting manner, but don’t go into too much detail about minor items. In our experience we have found that two to three concise paragraphs is ideal. Remember that all the main stats such as number of bedrooms, bathrooms, car spaces, property size etc, will be automatically displayed at the top of your listing.
The best property ads create an atmosphere. This means that by using descriptive wording, along with good photos, you can make the buyer really feel as though they know your property and can imagine themselves inside your home. Things to mention:
- Your great outdoor, entertaining area.
- The views from your lounge room or backyard.
- Heating and cooling.
- Spacious rooms with BIR or WIR’s
- In a nutshell, the positive things about your home that you love, particularly things that would be of interest to your target market.
